What a 3BHK interior actually costs in India in 2026

Most quotes hide the same five heads: modular carpentry, civil and false ceiling, electrical and lighting, painting and finishes, and loose furniture. In a 1400 sq ft 3BHK, modular work usually consumes 45-55% of the budget.
Where the money goes
Modular kitchen and wardrobes are the single largest head. The core material — MR ply, BWP ply, or HDHMR — swings this by 20% on its own. Hardware is the second lever: soft-close channels from a premium brand can add Rs 1.5-2 lakh across a full home.
The four decisions that matter
Carcass material. BWP everywhere is overkill; BWP in wet zones and MR elsewhere is the sensible split.
False ceiling coverage. Perimeter-only ceilings cost a third of full-cover ceilings and often look better.
Loose vs built-in furniture. Built-ins look seamless but lock you in; loose furniture moves with you.
Finish level in guest zones. Spend on the rooms you use daily.
A realistic range
For a 1400 sq ft 3BHK in a metro, expect Rs 18-24 lakh for a well-executed essential package and Rs 28-38 lakh for a premium one. Anything quoted dramatically below that range is usually excluding civil work, electricals, or both — ask for the exclusions list in writing.
